Over the last two years the board has been addressing two separate maintenance projects with the clubhouse. The current state of the roof with impending leaking and the dilapidated and missing gutter system. The current roof is missing pieces of shingles, has nails popping and the edges are curling. Over the last several months we have investigated both steel and shingle based roofs with a multitude of roofers looking for the most cost effective durable roof we could find. At the same time we budgeted for a roof replacement in this year’s budget and have supplemented our capital fund with the initiation fees paid by new members as required by our by-laws as well as B dock assessment fees. As a result we will have adequate funds for the roof replacement.
Both steel and composite roofs were reviewed and considered and after much research we have settled on the composite roof. The composite roofs of today offer the same or better longevity as steel at a much lower cost. Other considerations were the warrantees for both the material and workmanship. A third consideration was a resistance to algae growth and staining. Specific requirements were provide to each contractor quoting. The roofs had to meet a 130 MPH wind resistance specification along with a resistance to algae growth and staining. All ridge venting will be replaced and ice and water shield will be applied to all valleys and the lower edge of the roof. The current roof will be completely stripped. At the same time we have looked at adding maintenance free soffit and facia as well as new larger gutters and down spouts with gutter guard. These additions will reduce our maintenance on the house and help protect the house from water damage on the roof and around the base of the house. The guard guard will eliminate the need for anyone to be up on a ladder to clean out the gutters annually.
Each of the contractors customer ratings on Angie’s List and Google have been reviewed and all have rated highly and all are local contractors. With all things considered Rodeffer Roofing has been selected as the contractor for the clubhouse roof in the amount of $5,600.00 and The Gutter Maker was selected for the gutter, soffit and facia contractor. in the amount of $5,245.00. The project will be started in approximately 5 weeks.
